The clearance certificate is the ATO’s way of confirming you are not a foreign resident for tax purposes. If it is not provided before settlement, the buyer may be required to withhold part of the sale proceeds at settlement.

In Queensland, risk can pass to the buyer from 5pm on the first business day after the contract date. We recommend arranging insurance promptly and confirming suitable cover with your insurer or broker.
